Causes of Flooded Basements – Part 3

How Does Water Leak into a Flooded Basement? (Part 3)

Whether your basement is a finished recreational area – or simply a place you utilize for storage – keeping it dry is essential. Unfortunately, with Wayne County’s high water table and excessive amount of annual precipitation leaking and flooded basements occur frequently.

To protect your basement from water, every homeowner should know the common entry points of water into a basement. This 3 part article discusses the reasons your basement may be leaking water or prone to flooding.

Causes of Flooded Basements & Leaks:

(10.)  Sump Pump Failure Flooding Basements

Unfortunately, sump pumps don’t last forever – and sump pump failure can cause basement leaks and flooding. Some common reasons of sump pump failure are: power outages, improper installation, lack of regular maintenance, and frozen or clogged discharge lines. Sump pumps can also simply “wear out” due to age.

(11.)  Floor Drain Clogs Causing Basement Flooding

Several conditions can cause a home’s floor drains to clog – resulting in a flooded basement. Sewer water from a clog in your home’s sewer line or in the municipal sewer line can cause sewer systems to back up into your home’s drain system. This can result in water coming up through floor drains in the lower levels of your home.

In most cases municipal drain clogs are beyond your control. However, a putting waterproofing system in place that is designed to properly filter out water and drain it away from the home can help protect against floor drain clogs resulting from municipal sources.

(12.) Basement Floor & Wall Joint Leakage

When a basement foundation is dug and poured, an unsecured bond between the footing of the basement and the basement walls results.

The footing is a thick slab of concrete that defines the outer perimeter of a basement and supports the basement walls. Once the footing has cured, the foundation walls are poured.

When the footing concrete is poured into a wooden form, it creates a channel or “keyway”.  When the walls are then poured, the new wet concrete fills up the keyway to “lock” the foundation wall into the footing.

This means that the footer and the walls of the basement are actually two separate pieces, which results in space between the floor and wall joint for water to pass through when under pressure.

(13.) Basement Flooding  from Plugged Drain Tile

In older homes, drain tiles were typically made from clay crocks that were wrapped in felt roofing paper. Over time this system can degrade, dislodge and be vulnerable to failure – resulting in basement leaks and flooding.

In newer homes, drain tile made from perforated plastic piping wraps around the perimeter of your basement. The tile is wrapped in a cloth sock and then surrounded with pea gravel. Although this system is supposed to be quite durable, it can still collapse or be damaged by outside forces like tree roots.

Causes of Flooded Basements & Leaks:

(5.) Honeycomb Leakage

“Honeycomb” is a term used to describe air pockets in walls and foundations due to poorly mixed concrete that was originally poured. These air pockets form cavities which water can find and penetrate causing leakage and even flooding in a basement.

Fortunately, “honeycombs” can be sealed fairly easily and are one of the easiest to fix causes of basement flooding.

(6.) Sewer Pipe Leaking & Flooding

Of course, when a plumbing drain has burst or a sewer pipe has become completely clogged, the resulting basement leak will be very large and easy to identify. But in many instances, a smaller leak can be very slow and hard to pinpoint or identify. These “slow leaks” may simply show up as a ceiling stain or a stain or mold on the basement wall.

Slow sewer pipe leaks can be particularly dangerous because they can remain hidden for a while – allowing mold & bacteria to multiply until the issue becomes more noticeable.

(7.) Basement Mortar Joint Leak

When houses are constructed with basement walls of cinder block, brick, stone or wood – instead of concrete – locating a basement leak can be more challenging. This is because the walls are not solid, and instead, have mortar holding each individual block, brick or stone in place. As the mortar degrades over time, water can begin to slowly make its way through the mortar and into a basement.

Finding the actual area where water is making its entry point can be tough, because the water wends its way through the nooks and crevices between the blocks and bricks – ending up far from where it started.

(8.) Water Pipes & Conduit Leaks

When water lines, sewer pipes or other conduits are installed in a basement, a hole is drilled through the wall. The builder should have sealed those holes with a cement “water plug” on the inside and outside of the hole.

However, the water plugs only have the capability of being installed 2″ into each opening, so that leaves a big gap between the openings that can collect water.

(9.) Floor Cracks Causing Basement Flooding & Leaking

“Hydrostatic pressure” is a natural effect on your home’s foundation caused by the weight of water in the ground. Most homes are built to withstand normal hydrostatic pressure.

However, homes settle over time – and hydrostatic pressure, caused by poor drainage, clay soil, underground water or extreme weather can build up and pushes against your basement foundation. This can cause cracks, which lead to basement leaks or flooding as well as other problems.

Causes of Flooded Basements & Leaks:

(1.)   Top of Wall Basement Leaks

A common cause of basement flooding is water leaking over the top of your foundation/basement – instead of away from it – there is a high probability that it will find an entry-point above the basement wall.

Though more common in older houses, some newer houses with poor drainage also experience top-of-wall basement leaks and flooding. If soil near the home settles over time, it may create low spots where water can drain into the home over the top of the basement wall.

Downspouts that are too short or that are not pointed away from the home, can discharging rain water from your roof right into your basement over the top of the wall.

(2.) Window Well Basement Leaks

Window wells are designed to keep soil and water away from basement or below-ground windows, while still allowing natural light in.

But if a home’s drainage system isn’t working properly, window wells may have trouble keeping water away and may start to leak or flood.

Improperly installed windows, or window wells that do not have their own drainage system linked with the foundation drain, can lead to basement leaking and flooding through the windows. We have seen this in many older homes in Oakland County.

(3.) Cracked Basement Walls Causing Flooding

Basement wall cracks are one of the most serious causes of leaking and flooded basements. Unfortunately, just fixing or sealing a crack rarely resolves the issue. It is essential to figure out what caused the crack, to avoid more cracks developing in the future.

Cracks in basement walls are often was created by pressure on a home’s foundation. When it rains, water flows and drains downhill. As rainwater runoff flows downward, a reservoir of wet dirt and pressure builds up at the bottom of the basement wall. This pushes the water against the wall and results in cracks which leak, seep or flood into the basement.

If not remedied, this pressure can build up so much that it causes multiple cracks, erosion of the foundation and sometimes even a structural failure of the foundation.

(4.) Tie Rod Hole Basement Leaks & Flooding

Most people don’t give much thought to the original construction of their home. But in many cases, wood forms were used in which to pour the foundation. These wood forms were held together during the cement pouring with steel rods.

Upon completion of pouring the walls, the rods were removed, leaving “rod holes”. These Rod Holes are a very common cause of basement flooding and leaking.
