How to Prevent Water Damage from Burst Pipes in Michigan Homes

As experienced Southeastern Michigan Water Damage repair specialists, we have seen firsthand the devastation of water damage in hundreds of Wayne County, Macomb County & Oakland County homes.

Minimizing the risk of a burst or broken pipe happening in your home, by implementing a few preventive strategies, can prevent the tragedy of flooding or water damage down the road.

Things You Can Do to Prevent Water Damage from Broken Pipes

  1. Make sure you know where your main water “stopcock” is – and how to turn it off. A stopcock is an externally operated valve that regulates the entire flow of water into your home.
  2. Ensure that all outside taps and piping – including all drain pipes and overflow pipes – are properly insulated. Do not leave any joints, bends or even taps exposed.
  3. Also make sure that any pipes in unheated areas – including lofts, basements and garages – are insulated or “lagged” with good quality pipe lagging.
  4. Don’t forget to also insulate your cold water tank – as this is a very common cause of major pipe bursts.
  5. It is recommended to keep your heat set to 53 degrees Fahrenheit during cold spells.
  6. Fix all dripping taps or existing leaks before cold weather, because leaks can also cause burst pipes.
  7. Finally, have your Heating System serviced regularly – to prevent unexpected temperature drops in your home.

If you have any doubt or if you cannot do any of these measures yourself then make sure you get in touch with a good emergency plumber who will carry out these jobs and advise you further. Remember that the cost of a burst pipe can be thousands so a little preventative cost can save much more in the long run.

What to Do if You Have Water Damage & Flooding from Burst Pipes

Even with the best of prevention, however, leaks, burst pipes and flooding can occur. The steps you take when you discover the problem can make the difference between a minor inconvenience and a more extensive disaster.

(Remember: DO NOT use any electrical devices, and do not touch light switches or sockets in the area of the leak or flood.)

First, always keep your eyes open for the first signs of a leak or burst pipe. If a pipe bursts in the ceiling or floor it can often take some time before you notice it. A lot of the piping in your home is hidden in flooring, roof spaces or walls. If you see any signs of moisture, wall discoloration, or bulging or bubbling in paint or drywall, do not delay in investigating.

The most important thing you can do – as soon as you see any sign of a leak or flooding – is contact a water damage repair and restoration company. Do not wait! Many items can be salvaged – and damage can be minimized – if immediate action is taken. But waiting – even until the next day – can result in deterioration, mold, mildew and more that can render your valuable possessions beyond saving.

Does Insurance Cover Ice Dams?

Insurance Coverage for Ice Dam Damage Home Repairs

Can I submit a Homeowners Insurance Claim for Water Damage from an Ice Dam?

Yes. If you have homeowners insurance, your insurance company will usually pay for ice dam damage repair to your homes structure – as well as damaged personal property. However, your insurance company may or may not cover the removal of the ice dam itself, and/or cover the repairs necessary to prevent another ice dam from forming.

No two insurance companies are exactly the same – and insurance policies also vary greatly depending upon what “coverage” you have elected.  First, carefully read your Insurance Policy, so you understand what it does and does not cover. Next discuss your situation with your Insurance agent. Make certain you know what your “deductibles” and your “policy limits are.”

Typically homeowner’s insurance policies are drafted to not cover removal of the ice dam itself.  However, in our extensive experience working with insurance companies, we have found that many homeowner’s companies will cover part or all of your ice dam removal, usually as an act of “good faith.”

Reputable Restoration & Repair Companies get Better Insurance Settlements for Ice Dam Damage

Having a reputable, experienced restoration and repair company handling your water damage repair will help substantially in obtaining the maximum insurance coverage for which you qualify under your homeowners’ policy.

This is because an experienced restoration company – such as Aaron’s Restoration – will ensure that all of your paperwork and documentation is completed properly, and submitted to the satisfaction of the homeowners’ insurance company in a timely manner.

Cut rate, inexperienced or “cheap “restoration companies may not get the proper claims documentation submitted to your insurer. Additionally, an inexperienced repair company may miss “hidden” or unseen aspects of your damage – such as mold or other damage between the walls – and omit this from your insurance claim!

Remember if you and your restoration company don’t ask for enough money to fix everything properly, you won’t get it. And you will be left holding the bag if additional repairs are discovered “down the road” after the claim has been paid.

We Specialize in Ice Dam Damage Repair & Restoration

Serving Southeast Michigan, including: Wayne, Macomb & Oakland County

When we prepare the documentation required for your insurance claim, your insurance agency will almost certainly cover the damage done to your home caused by your leaking roof. And, in many case, they may even pay to remove the portion of the ice dam that’s directly causing the leaking.

Although we can’t predict your exact insurance coverage without speaking to your insurance company about your specific coverage and deductibles, you can maximize your chances of obtaining the best insurance settlement for your leak or water damage if you hire a restoration company that knows how insurance companies handle & settle ice dam claims.

The experts at Aaron’s Restoration can repair damage caused by ice dams, including roof and gutter damage and water damage inside of your home. Contact us today to schedule an estimate for water damage restoration anywhere in Southeastern Michigan, including Wayne, Macomb & Oakland County.

Rochester Native Christine Meier is going to the Meijer LPGA Classic

July 23, 2015

a

Big congratulations to Christine Meier doing so well on Monday. She shot a 73 Monday in the last chance qualifier at Blythefield Country Club for the Meijer LPGA Classic presented by Kraft. She has qualified to compete in a field of 144 of the best female golfers in the world.

There was a bit of confusion…

“When they announced me on the first tee the guy made mention to say ‘no relation to the Meijer store,’ it was funny,” Meier said.

Kelli Pry of Tampa, Florida shot 71 to win the day while Meier finished in second. Both will play this week.

A former Michigan State University standout, Meier has struggled just getting into Symetra Tour events this year.

“It’s been a little bit tough, I’ve been on the alternate list for much of the year,” Meier said. “I only played half the season last year because I was finishing up college, so that kind of left me in a tough spot for this year.

It’s been kind of a fight to get into things and a fight to stay in them this year.”

With her dream destination being the LPGA, the Rochester Hills native said she’s overjoyed that her first tour event will be in her home state of Michigan.

“I started playing on the Meijer (PowerBilt) Tour when I was nine, so I’m used to the name thing,” Meier said. “It’s still funny though.”

“I think I had three people ask me today, ‘are you with Meijer?’ And I was like ‘uh, I wish.'” Meier said with a laugh.

Competitive play begins Thursday.
